DAMAGE ASSESSOR

Damage to your home is always frustrating, regardless of the many possible causes. Quick and, above all, professional action is now required. We are happy to assist you in documenting the damage to the building fabric and assessing it with the right expert knowledge. To prevent you from being burdened by possible consequential damage, I am glad to prepare a cost calculation for repairs and, upon request, also submit offers from cooperating craftsmen companies.

CONSTRUCTION DEFECTS

Determining what was initially agreed upon with the contractor and how the work was ultimately supposed to look can often be difficult without experience in construction technology. Is there actually a breach of contract, or is it a material, planning, or execution error?

I examine the building fabric and, thanks to my many years of experience as a master roofer with my own business, identify defects that are often only visible to the naked eye years later. This way, ideally, you have a claim for damages instead of having to live, for example, with a damp basement.

PROJECT PLANNING & CONSTRUCTION SUPERVISION

Building a family home according to your own ideas is a dream many people have from a young age. The construction project doesn’t start with the first spade or the laying of the foundation stone, but much earlier: planning, budgeting, obtaining and comparing offers, and acquiring permits. Since building regulations in Germany are quite complex and cost calculations are detailed processes, many future homeowners become overwhelmed right at the start.

We are happy to accompany your new building dream from start to finish: We compare your plans with local development regulations, obtain the building permit, and commission the executing trades after collecting and comparing offers. Thanks to many past collaborations with skilled craftsmen, you are less affected by the current shortage of tradespeople.

Through our cloud system, you always have full transparency about current invoices and offers, while we ensure that the work performed by the contractors meets your expectations.

During the final inspection, we thoroughly check the completed work and arrange any necessary corrections so that you can move into your new home without worries.

FINANCING & BROKERAGE

If you are planning to buy an existing property or a new build, you will usually need construction financing to realize your project. Construction financing is also referred to as a building loan, construction credit, home loan, mortgage loan, or real estate loan. We do not provide loans ourselves but act as certified mortgage brokers under §34i IHK.

In many cases, we have successfully arranged financing for buyers whose house banks declined their loan applications, helping them purchase their dream home.

Financing a New Build?

In addition to the pure construction costs of the house, you will also face costs for the purchase of the land, development, notary fees, and much more. These additional costs are called ancillary building costs (Baunebenkosten), which should not scare you. We keep these costs in view, as well as possible savings through BAFA or KfW subsidies, and provide you with an optimal financing plan. Construction financing for new builds is usually granted in multiple partial payments by the lender. Thus, the lender is also involved in monitoring the progress of the construction project.

Financing an Existing Property?

Compared to new builds, the costs of purchasing an existing property are usually much clearer — nevertheless, it is important to involve experts for cost planning and financing advice who can warn you of hidden cost traps and arrange financing tailored to your personal situation. Especially with existing properties, buyers often have wishes for renovations or modernizations to make their home more efficient and personalized. We help you transparently and realistically determine the financing costs and ultimately secure the loan.
